Pre-Development Land (Growth)
Focus: Walton’s pre-development land offerings focus on the first two stages of the real estate life cycle – Undeveloped Land and Concept Planning.
Opportunity: As city centres and corridors expand, the demand for land to accommodate growth increases – as does its value to those wanting to develop it for residential, commercial or industrial uses.
For our pre-development investment products, we acquire strategically located, undeveloped land in the anticipated path of future growth, with the intent of managing the land through the conceptual planning, entitlement or zoning process, then selling the land when market conditions are favourable and anticipated future demand has increased its value.
Walton researches land for two to four years, conducting extensive due diligence in order to confrm that it meets the following three conditions:
Contains Sustainable Growth Corridors – Areas in proximity to major centres that have seen and are projected to see substantial population and employment growth
Offers Strategic Land – Land strategically located within the path of growth
Supports Cost-Effective Development – Land we feel is suited for economically viable and competitive development
Structuring & Acquisition
Walton structures medium to long-term real estate investments for sale to qualified investors worldwide. The money raised through an offering is used to finalize the purchase of the land without leverage. Each project has its own expense reserve to cover operating and planning costs.
Planning & Approvals
Walton will often plan and develop an entire community or neighbourhood in collaboration with regional and municipal planning authorities with the aim of achieving the highest and best development potential of these lands. The planning and approval process often includes a:
Developmemt Feasibility Study – Provides a large-scale, broad vision for future development of the land
Conceptual Master Plan – Determines potential land uses (residential, commercial or industrial), street layout, regional and onsite servicing infrastructure
Policy Plan / Re-zoning / Plan of Subdivision – Obtains approvals, or entitlements for the right to develop the property, which in most jurisdictions includes policy planning, re-zoning and/or subdivision approvals for the land
Exit of Planned Land
Walton’s investors may receive (and accept) an offer for the land at any time. Once an offer is accepted and closes, investors receive distribution payments. Walton has three strategies to market our pre-development land projects to potential buyers:
Market Relevance – Builders and developers approach Walton directly
Active Marketing – Builders and developers are approached by Walton
Institutional or Retail Capital –Walton evaluates select pre-development projects and identifies those that we believe have advanced to the stage where they are now suitable for development investment projects. These are structured to produce long-term cash flow for institutional or retail investors.
